You should make sure that you get a copy of your credit report before you even start to look into refinancing your home equity loan. This will give you enough time to repair any errors that are included in your credit report, this should reduce the cost of your loan.</p>
<p>
Look through the documentation that came with your current loan to see if there is any prepayment penalties that can be charged. Some lenders charge you a fee for leaving their company, many of these will waive the fee if you refinance with their company, however that’s not really fair is it? </p>
<p>
When you are choosing a new loan you should be very careful not to accept a loan that comes with prepayment penalties. There are plenty of other loans on offer that do not have this problem. Sometimes lenders may try to tempt you to accept a prepayment penalty by offering you a lower interest rate, you have to work out whether or not that is a profitable decision.</p>
<p>
Nothing in this world is free, especially not the no closing cost refinance loan. All of these come with a higher interest rate. The lender will lose money by giving you these fees for free, and so will make the money up elsewhere. Sometimes they may do this by using prepayment penalties, so you should keep a watch out.</p>
<p>
If you have good credit history, then you shouldn’t have to pay any application and appraisal fees. If your lender does try to charge you for these, then look elsewhere. You wont have any problems when trying to find a lender that wont make you charge for such fees. Most providers will want you to pay for recording fees, however that is only a small fee. If you do not have good credit, then you may have to accept to pay these fees.</p>

			<content:encoded><![CDATA[<p>  Even in Carter&#8217;s long history of post-presidential grandstanding, this book sets fresh standards of irresponsibility. Purporting to give a balanced view of the Palestinian-Israeli conflict, Carter effectively shrugs off such highly germane matters as Palestinian terrorism. The hypocrisies are boundless, and include adoring praise of the deeply oppressive, religiously intolerant Saudi regime side by side with condemnations of democratic Israel. In one section, typical of the book&#8217;s entire approach, Carter includes a &#8220;Historical Chronology,&#8221; from Biblical times to 2006, in which he dwells on events surrounding his 1978 Camp David Accords but omits the Holocaust. Kenneth W. Stein, the founder of the Carter Center&#8217;s Middle East program, resigned last month to protest the book, describing it in a letter to Fox News as &#8220;replete with factual errors, copied materials not cited, superficialities, glaring omissions, and simply invented segments.&#8221; As this article goes to press, more protest resignations, this time from the Carter Center&#8217;s board of councilors, appear to be in the works.</p>
<p>  If there is a silver lining to any of this, it is that Carter&#8217;s book has drawn much-overdue attention to some of the funding that pours into the Carter Center, whose intriguing donor list includes anti-Israeli tycoons and Middle East states. Founded in 1982 and appended to Carter&#8217;s presidential library, the center has served for almost a quarter century as the main base and fund-raising magnet for Carter&#8217;s self-proclaimed mission to save the world.</p>
<p>
  In recent weeks, a number of articles have noted that Carter&#8217;s anti-Israeli views coincide with those of some of the center&#8217;s prime financial backers, including the government of Saudi Arabia and the foundation of Saudi prince Alwaleed bin Talal bin Abdul Aziz al-Saud, whose offer of $10 million to New York City just after Sept. 11 was rejected by then-mayor Rudy Giuliani because it came wrapped in the suggestion that America rethink its support of Israel. Other big donors listed in the Carter Center&#8217;s annual reports include the Sultanate of Oman and the sultan himself; the government of the United Arab Emirates; and a brother of Osama bin Laden, Bakr BinLadin, &#8220;for the Saudi BinLadin Group.&#8221; Of lesser heft, but still large, are contributions from assorted development funds of Saudi Arabia and Kuwait, as well as of OPEC, whose membership includes oil-rich Arab states, Nigeria (whose government is also a big donor to the Carter Center), and Venezuela (whose anti-American strongman Hugo Chavez benefited in a 2004 election from the highly controversial monitoring efforts of the Carter Center).</p>
<p>
  A recent editorial in Investor&#8217;s Business Daily, headlined &#8220;Jimmy Carter&#8217;s Li&#8217;l Ol&#8217; Stink Tank,&#8221; listed a number of &#8220;founders&#8221; of the Carter Center. The names were drawn from the annual reports, and included &#8220;the king of Saudi Arabia, BCCI scandal banker Agha Hasan Abedi, and Arafat pal Hasib Sabbagh.&#8221; And, writing last month in the Washington Times, terror-funding expert Rachel Ehrenfeld described links going back to the 1970s between the Carter family peanut business and the Bank of Credit and Commerce International, whose Pakistani founder helped bankroll the Carter Center at least until BCCI went belly-up in 1991, busted as a global criminal enterprise.</p>
<p>
  There is, of course, much more to the Carter Center than this list implies. It is large, with assets totaling $377 million (as of 2005), an operating budget of some $46.8 million, a staff of some 150, a 200-member board of councilors, and hundreds of donors, including not only individuals and foundations, but the U.S. Agency for International Development and the U.S. State Department. Some of the center&#8217;s work is devoted to such laudable causes as wiping out the parasitical guinea worm. Indeed, it is possible to glean from various news items and brief mentions in the center&#8217;s annual reports that some of the more intriguing donors, such as the sultan of Oman and the OPEC development fund, have been giving money for exactly such causes. According to one notation on the Carter Center website, for example, King Fahd of Saudi Arabia donated $7.6 million in 1993 to help Carter fight the guinea worm.</p>

Studies show that most Americans don&#8217;t save, have no pension and have given little thought on how to pay for medical and doctor bills beyond what Medicaid and Medicare pay.</p>

<p>Preparing for retirement needs should ideally start as soon as one enters the work force. A general rule is that you should put aside at least 5% of your income for retirement and 5% for emergency or short term needs. If you have a 401K, put the maximum amount in towards retirement after day-to-day expenses and major family needs like college for the kids are met. Once someone is in their 50&#8242;s, and as the government makes extra payments possible for older workers approaching retirement,ever single extra dollar should go towards retirement.</p>
<p></p>
<p>From age 55-65, a financial adviser and retirement consultant should be regularly consulted. This is the time to slowly move away from high-risk and volatile stock and mutual funds and move towards more conservative and safe investments like bonds, guaranteed annuities and even money market accounts. It should go without saving but debt is not something that should be accumulated as one approaches retirement. Stop using credit cards unless you are sure you can pay the monthly balance in full every month.</p>

<p>Another thing as retirement approaches is to gradually start living like you are retired. Draw up a budget and stick to it. Uncomplicate your lifestyle. Practice paying in cash for everything. Start monitoring your spending. When you start living on a fixed income, impulsive buying can no longer be a part of you life. One more thing: Plan to enjoy your retirement. If you don&#8217;t have a hobby, get one. Also get regular exercise. And look around for cvic and church groups you can offer your time and talents to as a volunteer.</p>

Dan Young, an American Express manager in Wilmington, Del., suggests setting realistic spending and saving goals. For example, plan how much you&#8217;ll need to save each pay period to have $1,000 by Christmas.</p>
<p>  To make sure you&#8217;re not wasting money on gifts your friends and family don&#8217;t want, ask them to suggest three or four possible gifts, Broussard says. Then buy something they suggest that&#8217;s in your price range.</p>
<p>
  Parents should tell their children to pick the top one or two things they want most. The children might get several smaller gifts, if the budget allows, but the children should be taught to prioritize, Young says.</p>
<p>
  When you do go shopping, take your list along. &#8220;Without a list you might buy for yourself and not think about why you are there,&#8221; says Broussard, a registered investment advisor.</p>
<p>
  Start shopping as early as possible to avoid rushing to get gifts and not having enough time to compare prices. Young suggests buying presents throughout the year.</p>
<p>
  &#8220;This year we&#8217;ll see a lot of great sales because of the economy,&#8221; says Broussard, author of Sister CEO, The Black Woman&#8217;s Guide to Starting Your Own Business and What&#8217;s Money Got to Do with It? &#8220;There is no reason for anyone to pay retail.&#8221;</p>
<p>
  Shop owner Marchel&#8217;le Barber agrees that people don&#8217;t necessarily want expensive gifts for Christmas. &#8220;They want something that lifts them up and illustrates love, not wealth,&#8221; says Barber, who owns Martha&#8217;s Crib just outside of Chicago.</p>
<p>
  &#8220;African-Americans are trying to save money and are more investment-conscious,&#8221; says Barber, who sells Black memorabilia and arts and crafts. &#8220;They want gifts that last more than three weeks and are good all year-round. They want gifts that show appreciation for what they have.&#8221;</p>
<p>
  Broussard says shopping with cash instead of a credit card limits the chance of overspending. But if you do choose to shop with a credit card, use only one so that your purchases aren&#8217;t spread over different cards and so there is a clear record of how much was spent, Broussard says. The best kind of credit card to use is one that has to be paid in 30 days without interest so that you won&#8217;t spend more than you can pay off.</p>
<p>
  Young has several other gift-giving ideas to save money. He says consider exchanging handmade arts and crafts and baked goods as gifts. They will mean more and cost less.</p>
<p>
  Family members or friends can chip in on a group present so that one person doesn&#8217;t pay the whole cost.</p>
<p>
  Contributing money throughout the year to a college savings plan, known as a Section 529 plan, will make a useful gift when you present a certificate at Christmas that shows how much was saved that year. Investing money in a stock market certificate that matures in one year or less will make a great gift as well.</p>
<p>
  But the best way to have a debt-free Christmas, Young says, is to stress the idea of what Christmas is really about. &#8220;It&#8217;s not just about [giving and receiving] gifts,&#8221; he says. &#8220;Think of Christmas as a holiday for family and friends to be together.&#8221;</p>

  More tips on avoiding a Christmas spending hangover</p>

  * Set aside money for shopping and impulse-buying.</p>
<p>

1)	Create a blog with a blogging service like WordPress or Blogger, and place PPC ads on it (like Google Adsense).  Both services can be joined for free.  Advertise your blog and drive traffic to it.  When a visitor clicks on a PPC ad, you make money.  The key to driving traffic to your blog is that you have to keep your blog focused on a certain topic or niche.  Think about what kind of subject you want your blog to be about.</p>
<p>
2)	You could join a free affiliate program, and advertise your affiliate link with free advertising methods.  Examples include blogging, forum posting, and article marketing.  You earn money when you refer sales through your affiliate link.</p>
<p>
3)	Another free online money making idea is to take online paid surveys.  There are a lot of free, legitimate internet survey companies out there.  Businesses are always looking to improve their products and services, so they&#8217;ll pay you for your opinion.  Online surveys don&#8217;t usually pay a lot, but for a little bit of your time you get paid for simply filling out a survey.</p>
